Capstone is pleased to present the Joplin Portfolio,
consisting of four communities. This offering features 268 sites in the
thriving Joplin, MO MSA. These communities are ideally positioned within a
20-mile radius of each other, providing immediate scaled entry into the area,
as well as offering the opportunity to share staffing across the portfolio.
Current ownership has done a great job improving the parks by bringing in a
large inventory of new park-owned homes, aged 2018 or newer, and by repaving
the roads at three out of the four properties. The large number of park-owned homes
is valuable, as a new owner can focus on infilling these, as opposed to having
to purchase any new homes to rent or sell. Furthermore, the portfolio lot rent
is below the market average; so, in turn, an aggressive in-fill
strategy—combined with raising lot rents—could increase income significantly.
